Before You Remodel...

Kitchen Remodels

Homeowners make the mistake of thinking they need to drop $50,000 on a kitchen to get it rental ready, when in reality people are not going to know the difference between maple and some exotic Brazilian hardwood, and neither does your future tenant.

For example, instead of replacing your old cabinets, do a $800 paint job on them and add new handles to update the look. Your guests don’t care about how much you spent on the cabinets, so long as there’s cold beer in the fridge.

Bathroom Remodels

When you come across pink / blue bathroom tiling, your first reaction might be to start swinging the hammer and start daydreaming about how “that new bathtub was only $300 at Lowes.” Or “It’s only a couple bucks per sq. ft. of tile”.

It’s important, however, to consider all your options before you do so. As for instance you can glaze your already existing tile and bam, $700 later you have a brand spankin’ new and renovated look.

The Rule Of Value

Any sort of remodeling needs to appeal to 90% of the people looking to buy / rent. If you’re considering a remodel lower than this % rule, you are actually lowering the value of the house, and giving yourself more work.

No, that exotic, custom kitchen back-splash is not going to generate you a worthwhile ROI in the long run.

New Flooring

No, changing up the floor design to suit each room is not going to make your house stand out to your tenants in any positive way.

The pro looks for a good design that is affordable per sq. ft., and will use it throughout the house. There is no reason to give yourself more work.
